How to register short-term rental properties with WPOA

In order to protect and enhance the Wintergreen experience for both owners and guests, as of January 1, 2023, Wintergreen homes and condominiums that are leased out for short-term rentals (less than 30 days) are required to be registered with the Wintergreen Property Owners Association. (See the online form on this page below.)

Owners of short-term rental properties must follow specific rules in managing their properties. This applies to not only those marketing their property to vacationers but any other short-term rentals as well.

“We’ve created a program that will address some of the issues our community has had with guests in short-term rentals and, no less important, also make the visitors’ experience here safer and more enjoyable,” notes WPOA Executive Director Jay Roberts. “In total, this effort is about protecting and enhancing the Wintergreen brand.”

The rules apply to properties listed with area management firms as well as to individual property owners who operate and manage their property for short-term rentals themselves. See the formal August 5, 2022, WPOA board resolution here.

This includes properties managed by Wintergreen Resort and those listed with online services such as Airbnb and VRBO as well as those short rentals managed by the property owners.

WPOA requires owners managing their Wintergreen property as a short-term rental (less than 30 days) need to adhere to all local ordinances that apply to income-producing properties.

This includes but is not limited to having applicable business licenses, filing the required business tax returns, paying transient occupancy taxes, and any other requirements of the local governing body.

WPOA’s rules surrounding using an outdoor fire feature or similar device must be made available to all guests. Owners who operate, or allow guests to operate, a non-compliant fire feature may be subject to violation penalties levied as additional assessments.

These attractive flyers are designed to help visitors enjoy Wintergreen. Professionally printed copies can be had at the WPOA’s office as well as almost all WPOA facilities (the mail kiosk on the mountain, Tuckahoe Clubhouse, the WPOA pools, etc.).

All owners of short-term rental properties must provide all renters and guests–both directly in writing and onsite at the rented Wintergreen property–access to WPOA’s community rules. See WPOA’s community rules handout here.

Property owners offering short-term rentals must also provide WPOA with the contact information of a responsible party that will handle complaints or problems about the property. This responsible party should be available 24 hours a day, seven days a week.

 

Steps to registering a short-term rental property with the Wintergreen Property Owners Association

  1. Download the WPOA community rules PDF and provide it to each short-term renter of your property so that it’s seen before they arrive.

  2. Print copies of the WPOA community rules and place them at your property for your guests. Printed copies are available at the WPOA office.

  3. Check with the appropriate locality regarding transient occupancy taxes. See Nelson County’s guidelines and forms here. See Augusta County’s guidelines and forms here.

  5. Submit the completed WPOA short-term rental property registration form below.
